THE FEDERATION OF REAL ESTATE DEVELOPERS AND FIDJI PRESENT THE NEW DIGITAL CONTINUITY TOWARDS INVESTORS

An exceptional webinar on February 9, after the article published by Business Immo where  : The Federation of Real Estate Developers and the professional association FIDJI had presented at BIM World 2020 the results of their working group on the new digital continuity between developers and investors, initiated at the previous BIM World 2019. An article from Business Immo.

And this new digital continuity within our industry, which has become an emerging condition in the service of the common good, is changing the behavior of players in the sector and their representations. We all give ourselves the ability to exchange secure data without depending on a particular actor or tool. ”
The problems are particularly known concerning the relationship between developers and investors, both of whom are present at this pivotal moment between the time of construction and that of use:

  • a digital model of the building that is rarely up to date and incompatible with the investor’s information system.
  • a need for the investor to receive a limited amount of data crucial to him, which the promoter does not identify. This forces the investor to re-enter all the data he really needs after a complicated collection, and to have a team of surveyors go over to recalculate the areas.

The working group identifies 50 technical building components

For its work on the new digital continuity between developers and investors, the FPI and Fiji task force focused on technical building components. The new digital continuity produced identifies a list of 50 so-called investor critical components that describe themselves with only 33 data.
“This list of 50 technical components can be reduced or increased at will,” explains Eric Davy, coordinator of the FPI / Fidji working group. The format of the 33 data is invariant whatever the nature of the component. It is a universal, relevant, easy-to-use tool for the largest number of players with a short implementation time. ”

To better understand this model, Éric Davy details three of these 33 fields:

  1. “The working group integrated a field on the criticality of the equipment with a very simple matrix, developed with Socotec, which is easily controllable from the first run by the promoters. For an investor who is not a technician, this represents important and sufficient information. “
  2. “Likewise, rather than transporting documents on the technical component via scattered files, we have integrated a field to be completed with the URL address of the database of the industrial manufacturer of the component. Because the manufacturer has already produced all the technical and usage documents for the component that you just need to point out to use them as soon as necessary without having to transport them, damage them or misplace them in the meanders of the systems. information on each of the businesses in our sector. “
  3. “Finally, on certain precisely targeted data fields, we have correlated a second field which makes it possible to specify the reliability of the data transmitted. This is to establish a virtuous cycle of data evolution and to empower the different businesses that use and transform it. And this is a request made by the trades themselves! “

“Now, more than ever, there is a common desire to move away from the inconsistency and inefficiency of old 20th century systems where data was a private priority, decorrelated from its environment,” says the FPI and FIDJI task force.

“Today, we are modeling a limited flow of clearly described data, a flow that is part of an uninterrupted cycle whose content is impermanent because of renewable shelf life,” says Eric Davy. Velocity is increasing every day, it is a fact, and nothing is constant except change, it is a realization that we all see. ”

Finally, the working group highlights the fact that it is essential that the veracity of the data be shared thanks to a reliability index by all the actors who transform it. He points out that the most important thing is not so much that the data has meaning, but that the one who uses it is pragmatic and operational, to give it meaning by contextualizing it.
